If you’ve driven on I-95 near Exit 118 lately, you’ve probably seen the massive construction and wondered: What are they building over there
The answer is much bigger than another hotel or shopping center
Kalahari Resorts & Conventions is building its fifth U.S. resort in Spotsylvania County, just off I-95 near Dominion Raceway in Thornburg.
And when it opens on November 12, 2026, it will represent an investment of approximately $900 million on a 135-acre site.
But what makes this story especially interesting isn’t just the waterpark.
It’s what is happening to this part of Spotsylvania County.
A Project That’s Hard to Miss
The scale is enormous.
The resort is expected to include 1.38 million square feet of development, 907 hotel rooms and suites, a 175,000-square-foot indoor waterpark, 10 acres of seasonal outdoor pools and a 90,000-square-foot adventure park.
There will also be convention and event space, restaurants and retail.
For perspective, Spotsylvania County says the completed project is expected to create more than 1,000 local jobs and could eventually become the single largest taxpayer in the county.
Those numbers are impressive.
But as someone in real estate, there’s another part of this story that catches my attention.

Look Beyond the Resort
Real estate isn’t only about houses.
It’s also about what’s happening around those houses.
New businesses, roads, employment, zoning, transportation and major investments can change how an area functions over time.
And we’re already seeing changes around Thornburg.
Mudd Tavern Road between Route 1 and I-95 was recently widened to four lanes. The project also added a new secondary road, roundabouts, sidewalks and a shared-use path.
VDOT says the improvements were designed to accommodate current and future traffic and support economic development in the Thornburg area. Construction was completed in 2025.
Some additional road work along Route 1 has also been directly connected to the Kalahari development.
That’s the part of the story I find fascinating.
A major real estate development doesn’t exist by itself.
It can bring roads, businesses, visitors, jobs and additional investment around it.
What Could This Mean for Real Estate?
This is where we have to be careful.
It’s tempting to say:
“Kalahari is coming, so home values are going up.”
But real estate doesn’t work that simply.
A development of this size can create opportunities, but it can also bring more traffic, additional development and changes that different homeowners may view differently.
So rather than predicting what home prices will do, I think the more useful question is:
What happens next?
Will more restaurants and businesses come to the area?
Will additional residential development follow?
How will traffic patterns change?
Will more people consider living around Thornburg, Spotsylvania or the greater Fredericksburg area because of employment and development?
Those are the things worth watching.
One of the Most Important Lessons in Real Estate
When you’re considering buying a home, don’t look only at the house.
Look around it.
Ask what’s being built nearby.
Look at transportation projects.
Understand the zoning.
Find out what the county is planning.
A property might look very different five or ten years from now because the community around it changed.
And the Kalahari project is a great local example of just how quickly an area can evolve.
The Next Time You Drive Down I-95…
When you pass Exit 118 and see all that construction, you’ll know you’re looking at much more than a waterpark.
You’re watching a $900 million real estate development taking shape — and potentially another chapter in the growth of Spotsylvania County.
That’s what makes local real estate so interesting.
Sometimes the biggest real estate stories aren’t the homes being sold.
They’re the changes happening around them.
