How Much Money Do You Really Need to Buy a House in Virginia?

One of the most common things I hear from people who are renting is:

“I want to buy a house, but I don’t have 20% for the down payment.”

And many of them assume that means they aren’t ready to buy.

But here’s something important:

You don’t necessarily need 20% down to buy a home in Virginia.

Depending on your financial situation, the type of loan you qualify for, and the property you’re purchasing, your upfront costs could look very different than you expect.

So before deciding that buying a home is still years away, let’s look at what you may actually need.

Do You Need 20% Down to Buy a House?

No.

Putting 20% down can have certain advantages, but it isn’t a universal requirement.

There are mortgage options that may allow qualified buyers to purchase with considerably less.

For example, some conventional loan programs may allow down payments as low as 3%, while FHA financing may allow qualified borrowers to purchase with 3.5% down.

Eligible VA and USDA borrowers may even have options requiring no down payment.

Virginia Housing also offers loan and assistance programs for qualified buyers that may help reduce some of the upfront costs associated with purchasing a home.

The important word here is qualified.

Your options will depend on factors such as income, credit, loan type, property eligibility and other requirements.

That’s why I don’t recommend assuming you qualify—or don’t qualify—based on something you saw online or heard from someone else.

The Down Payment Isn’t the Only Cost

This is another area where first-time buyers are sometimes surprised.

When you’re planning to purchase a home, you shouldn’t think only about the down payment.

You may also need money for expenses such as:

  • Closing costs
  • Home inspection
  • Appraisal
  • Earnest money deposit
  • Moving expenses
  • Initial homeownership expenses

The exact amount can vary considerably from one transaction to another.

That’s why asking “How much do I need for a down payment?” isn’t quite enough.

A better question is:

“How much money should I realistically have available to buy a home based on my situation?”

That’s a much more useful conversation.

What About Down Payment Assistance in Virginia?

This is where things can get particularly interesting for some buyers.

Virginia Housing currently offers programs designed to help qualified homebuyers with down payment and, in some situations, closing costs.

There are specific eligibility requirements, and not every buyer or property will qualify.

But these programs are another reason you shouldn’t automatically assume you need to save tens of thousands of dollars before you can even begin the conversation.

Start With the Numbers, Not the Houses

One mistake I see people make is starting their home search by looking at houses online.

I recommend doing something different.

Start with your numbers.

Before worrying about granite countertops, neighborhoods or how many bedrooms you want, understand:

  • Where your credit stands
  • What monthly payment you’re comfortable with
  • Approximately how much cash you may need
  • Which financing options may be available
  • What price range could realistically make sense

And if the numbers show that you’re not ready today?

That’s okay.

Now you know what you need to work on.

Maybe you need six months.

Maybe a year.

Or maybe you’re closer than you thought.

Either way, you now have a plan instead of a guess.

So, How Much Money Do You Need?

There’s no single number that applies to everyone.

And that’s probably the most important thing I want you to take away from this article.

Don’t disqualify yourself before understanding your options.
